Our company is based on one simple rule:
Once a new home is built and fully complete, it will appraise for significantly higher than its cost.
Furthermore, new homes in our area typically sell within 60 days of completion for full appraised value.
This is obviously not anything new, but the way that banks lend money influences the market in our favor. Construction loans are not offered by all banks. However most banks will easily lend money to a buyer when the home is complete with certificate of occupancy. Also, not all buyers can qualify for a construction loan. They need to show enough income to provide for their current living expenses plus closing costs & loan payments during construction. Many buyers also do not have the time to wait for a new home to be built. Therefore if we have new homes pre-built, they will appeal to a much larger base of clients and sell quickly. In fact, the new home inventory is low and buyers for new homes in our area are abundant.
With our program there are no gimmicks and low risk. You are investing in real property.
We are located on the west coast of Florida and are fully licensed home builders. There is no middle man. We build the home at cost and sell it for a profit. You receive at least 10% on your investment upon sale, we make a small profit as well and we move on to the next project.
So the plan is as follows:
1. You give us the money you wish to invest, and sign an investment contract.
2. We build a home on a lot from our inventory or on a new lot of our choosing.
3. Once the home is complete, it is sold. (Or sometimes it is sold while under construction)
4. Your investment plus 10% (min.) return is given to you. You will have your choice to reinvest again, or cancel.
At this point you may have a few questions. So below are some answers to our frequently asked questions. However we do not disclose all of the details of our investment business publicly, so we would encourage you to contact us and set up an appointment for further details.
Q. 10% minimum return? What does that mean exactly?
A. You will be given a minimum of 10% on the money you invest for each project (hereinafter ROI or return on investment). For instance, if you invest $500,000 with us, we may choose to build 2 homes each with cost of $250,000. Once each project is complete and sold we will give you a minimum of $25,000 ROI per home or $50,000 ROI total. If the project sells for more than we anticipate you may get more money on your return. If you invest over $1,000,000 with us we can get involved in larger projects and give a larger ROI. The ROI is given after the sale of each project home. Not monthly or yearly.
Q. How long does it take from start to finish to build and sell the project homes?
A. Usually it takes about 8 months to obtain permits and build our smallest homes. Most homes are sold either during construction or within 3 months of completion. So usually a little less than 1 year. So this leads to about a 10% return on investment per year. If you choose to invest more money with us, we may choose to build larger projects, which take more time to complete, but also give higher return.
Q. What is the minimum investment and is there a maximum investment?
A. We are very careful not to co-mingle funds between investors. Therefore each investor has his/her individual projects tied to the investment. Our minimum investment is $200,000. This is enough to build one of our starter homes to completion. Should you decide to invest more money we can either build multiple homes or build larger projects. Depending on the market we will discuss what is best at the time of investment.
Currently there is no maximum investment.
Q. What are the fees for your services?
A. We do not charge any fee for our services. Just like you, we will make money when each project sells, and not before.
